How we set rent
Centacare Evolve Housing uses two different rent setting models. One for Social Housing Properties, and one for Affordable Housing.

Social Housing
Applications are through Housing Connect.
Social Housing rent calculations are income based. We match the rent to your household income.
Rent is calculated at:
25% of assessable household income plus Commonwealth Rent Assistance
or market rent,
whichever is lower.
Market rent is as assessed by independent valuation.
Affordable Housing
Applications are through Centacare Evolve Housing.
Affordable Housing rent calculations are based on discounted market rent.
Rent is calculated at a percentage of market rent and is normally at or below 80%.
Market rent is as assessed by independent valuation or internal assessment.
